Buying Acreage on Vancouver Island: What to Know

Every region offers a different kind of rural life. On the South Island, acreage in Metchosin, the Highlands, Sooke and North Saanich keeps you close to Victoria. The Cowichan Valley is known for farms, wineries and lake country. Around Nanaimo, Cedar, Errington and Coombs you'll find hobby farms and orchards, while the Comox Valley and the Oyster River area outside Campbell River offer pasture and river frontage. Further north and west, near Port Alberni and the North Island, acreage often means forest, rivers and real privacy.

Most rural properties rely on a private well and a septic system, so review well records, water quality and flow, and the septic system's permits and age. Check the zoning and whether the land is in the Agricultural Land Reserve, especially if you plan a second home, a shop, livestock or a home business.

Financing rural property can also take more planning: lenders look closely at outbuildings, larger lots and bare land. Think about access too, from year-round road conditions and easements to drive times into town and, if you're coming from the mainland, BC Ferries.

Vancouver Island Acreage FAQ

Do Vancouver Island acreages have city water and sewer?

Most don't. Outside municipal service areas, acreages usually rely on a private well and an on-site septic system. Ask for the well's records, test water quality and flow, and find out when the septic system was installed, whether it was filed with the health authority and when it was last serviced. Some rural areas have community water systems, so confirm what serves each property. We build these checks into your offer so there are no surprises after you move in.
