Buying a Cabin on Vancouver Island: What to Know

Cabin country looks different in every region. In the Cowichan Valley, Cowichan Lake and Shawnigan Lake draw swimmers and paddlers all summer. Near Port Alberni, Sproat Lake is a long-time favourite for lake cabins, while the West Coast around Tofino, Ucluelet and Bamfield offers surf, storms and old-growth forest. Oceanside and the Comox Valley put cottages close to beaches and Mount Washington, and the North Island, from Sayward to Port Hardy, is home to fishing cabins and off-grid retreats.
Recreational properties need the same homework as any home, and often more. Check how the cabin gets its water, whether the septic system was permitted and maintained, and whether it has grid power or runs on solar or a generator. Confirm the zoning, too: some rural zones limit dwelling size or seasonal use.

Access matters as much as the view. Some cabins are reached by forestry roads or only by boat, which affects insurance, financing and how you'll get building materials in. Docks and other structures on the water need provincial approval, and if you're coming from the mainland, factor in BC Ferries for every trip.

Vancouver Island Cabins FAQ

Can you build a cabin on Vancouver Island land?

Usually, yes, as long as the zoning allows a dwelling and the site can support water and septic. Any cabin built to live in, even part-time, generally needs a building permit and must meet the BC Building Code, and some rural zones set limits on size or seasonal use. Remote and water-access lots add the cost of getting materials in. We help you confirm zoning, permits and services with the local government before you buy.
