Port Hardy & Port McNeill Land FAQ
Are building lots in Port Hardy and Port McNeill serviced?
Lots inside the municipalities may have municipal water, sewer and hydro nearby, but connection fees and requirements vary, so confirm them with the municipality. Rural lots in the Regional District of Mount Waddington usually need a well or other water source and a site suitable for septic, and some remote parcels have no grid power at all.
How do I find out what I can build on a lot?
Check zoning, permits and title. Each municipality has its own zoning bylaw, and rural communities such as Coal Harbour, Hyde Creek, Malcolm Island, Quatsino and Telegraph Cove have their own as well. We look at permitted uses, setbacks, covenants and easements on title, and Agricultural Land Reserve status, and we recommend speaking with the local building department before you finalize plans.
What should I know about buying waterfront or island land here?
Access shapes everything. Lots on Malcolm Island and Cormorant Island rely on BC Ferries from Port McNeill, and some coastal parcels can only be reached by boat. Factor in how materials and equipment will arrive, and remember that docks on the foreshore generally need provincial authorization. Some lenders limit financing on raw or remote land, so talk with your lender early.
